New calculations by the property service provider Ista indicate that heating costs for tenants in Germany are set to rise dramatically in 2024, with averages increasing by 27% for those utilizing district heating systems.

For a typical 70-square-meter rental apartment, this translates to an increase in heating bills from approximately €830 to €1,055 annually.

Tenants are expected to begin receiving their heating cost statements for this period between May and December 2025.

Ista analyzed around 900,000 billing statements for 2024, revealing that many rental households will experience their highest heating costs to date.

According to Hagen Lessing, the company's CEO, these figures are based on actual data rather than forecasts or estimates, indicating a substantial financial burden for many residents.

Households relying on gas central heating will also face increased costs, albeit to a lesser extent.

The average annual heating expense for such households is projected to rise from €811 to €864, marking an increase of nearly 7%.

In contrast, tenants in multi-family homes utilizing oil central heating will benefit from a decline in expenses, with costs decreasing by over 12% from €1,019 to €892 for a similar 70-square-meter apartment.

The surge in heating costs can be attributed to a variety of factors, according to Ista.

The expiration of energy price caps at the end of 2023 and a reduction in value-added tax scheduled for late March 2024 are contributing factors to the increase in gas and district heating prices.

Additionally, the delayed adjustment of heating costs for consumers, due to long-term supply contracts, has exacerbated this situation.

Data from 2023 had already shown notable increases across all three heating types, with gas prices climbing by 39%, oil by 27%, and district heating by 5%.

A representative survey conducted by Yougov, involving over 1,000 rental households on behalf of Ista, suggests further price hikes are anticipated.

Among respondents, 42% expect increases of up to 20%, while 18% forecast rises exceeding that figure.

Only 22% anticipate their costs will remain stable, and 3% expect a decrease in heating expenses.
